How can I purchase my home or homesite?

Your online reservation will assure your position for selection of your homesite and/or cabin. After the reservation period for each phase, there will be a selection event that will allow for the Purchase and Sale of your new home or homesite in Southfork Landing. Does Southfork Landing have a builder team or can I bring my own builder?

Southfork Landing will offer a selection of high quality preferred builders and contractors from around the state. Additionally, we will be offering buyers the ability to utilize your own selected qualified licensed contractor based on their commitment to adhere to the Architectural Guidelines set forth by Southfork Landing.

How does Southfork Landing incorporate the natural features of the land?

Great consideration has been given to the natural resources and their inclusion in Southfork Landing’s master plan:
  • A conservation easement that is 100-2,400 feet wide and 3.8 miles long on the South Fork of the Payette River forms the northern border of Southfork Landing.
  • Approximately 55 acres of wetlands will be protected in their natural state.
  • An additional 420 acres of community open space and undisturbed forest land is planned.
  • Almost 60% of the entire community will remain open space.
  • Planting of wildlife friendly foliage and landscaping in specified open space will encourage a new growth and migration pattern for the valley.

Which school district will apply to Southfork Landing?

Garden Valley has its own local school district that accommodates Kindergarten through 12th grade. Southfork Landing has proactively proposed a voluntary agreement in which 1.5% of each homesite sale will be contributed to a bond repayment fund for improvement and expansion of the current school district.

What is Southfork Landing doing about water and Sewer?

Southfork Landing will incorporate a state of the art membrane bioreactor technology community waste water treatment facility. This facility will treat all wastewater to Class A (drinkable) standards approved by the Idaho Department of Environmental Quality. Southfork Landing will also operate its own domestic water supply for home use and fire fighting. Additionally, we will provide a pressurized irrigation system for utilization by the community.

Are there any future plans for updating the bridge that leads to Southfork Landing?

The bridge which crosses the South Fork of the Payette River from the highway as you approach Southfork Landing is called the Alder Creek Bridge. This one lane bridge is scheduled to be replaced with a new two lane bridge by LHTAC and Boise County within the next 3 to 5 years. Southfork Landing was instrumental in working with the various agencies to make this possible and has voluntarily agreed to reimburse Boise County for its portion in the project.

Since Southfork Landing is by the mountains, is there an emergency plan for fire-fighting?

Southfork Landing has committed to the Garden Valley Fire Protection District that water flow and pressure will meet all fire protection requirements for the District. The PUD will have fire hydrants located at 450' to 475' intervals within the community. Southfork Landing will also provide other water resources to the District by offering a tanker fill location and availability to our pond systems. Additionally, Southfork Landing will incorporate the "Fire Wise" Construction Guidelines into the development to reduce the long term potential for fire hazards in the future.

How long do I have from the time that I purchase my homesite until the time that I have to build my home?

Start of construction of your new home must begin within 24 months from the closing of your homesite.

How much are the homeowners assessments?

The homeowners assessments are forthcoming on a per year basis and cover all of the caretaking of Southfork Landing's common area, general maintenance, road maintenance and the use of the swim and racquet club.

What development activity is Southfork Landing planning on the 80 acre island near the South Fork of the Payette River?

Southfork Landing to develop 12 Estate Lots on 80 Acre Island

Southfork Landing’s Master Plan includes an 80 acre island on the Northwest corner of the property along the river. The Master Plan calls for 12 Estate lots to be built in Phase 6 of the project with a connecting bridge that spans the south channel where Southfork is collaborating with the Corps of Engineers and Trout Unlimited to improve the fishery habitat. Estate lot sizes will range from 1.5 to 6 acre estate.

In 1988, when FEMA completed the original floodway mapping on the Southfork of the Payette River, this 80 acre island that is situated on high ground was incorrectly included in the floodway map. Southfork’s ability to develop the 12 lots required FEMA to review a detailed engineering analysis of the island by Southfork’s engineers to determine whether or not the island is in the floodway. John Graves, a FEMA National Flood Insurance Program specialist, has confirmed that, after looking at the engineering analysis, FEMA has decided to move much of the island from the floodway to the 100- and 500-year floodplain. This will allow Southfork to proceed with the development of the 12 Estate Lots at some point in the future.
